The first Ritz-Carlton development on Kaua‘i was blessed Thursday in a traditional Hawaiian groundbreaking ceremony at the 520-acre Kaua‘i Lagoons resort.
The development will feature private-ownership and fully furnished fractional ownership residences under The Ritz-Carlton brand.
“This resort carries with it a very special legacy and we are proud to be part of the vision for its revitalization,” said Merrill Yavinsky, regional vice president of sales and marketing for The Ritz-Carlton Club and Residences, Hawai‘i.
Fourteen private-ownership Ritz-Carlton Residences will be built at the site of the former Inn on the Cliffs restaurant. The residences, which start at $5.1 million, will feature two-, three- and four-bedroom floor plans ranging from about 2,500 to 3,500 square feet. Occupancy is scheduled for summer 2009.
The Ritz-Carlton Club will be comprised of 72 fully furnished fractional-ownership residences sold in deeded one-eighteenth interests. The club residences will offer two- and three-bedroom floor plans ranging from approximately 1,700 to 2,100 square feet. Sales reservations are scheduled to begin this October, with prices starting at $300,000 per interest. Occupancy is targeted for late 2009.
Future plans for the resort also include an upscale restaurant, water taxi service for the 39-acre freshwater lagoon, and a full-service spa. The Kaua‘i Lagoons’ golf courses are being redesigned by Jack Nicklaus.
Approximately 350 acres, or two-thirds of the resort including the golf courses, will remain as undeveloped green space. A 2-mile-long public pathway within the resort will connect to the shoreline.
Also currently under development at Kaua‘i Lagoons is Grand Residences by Marriott, the first Marriott-branded project of its kind in Hawai‘i. It will consist of 78 private-ownership residences offering two- and three-bedroom floor plans ranging from approximately 1,300 to 1,700 square feet. Prices start at $1.6 million. Occupancy is scheduled for early 2009.
The residential projects begin more than seven months after the company broke ground on its affordable housing requirements.
In Waipouli 82 one-, two- and three-bedroom rental apartments are currently under construction for qualifying families. At Kaua‘i Lagoons, 31 two-bedroom, multi-family condominiums will be sold to first-time homebuyers.
Marriott Ownership Resorts and an affiliate of The Ritz-Carlton Hotel Co. are developing Kaua‘i Lagoons as part of a 10-year master plan. Other residential offerings in planning include Marriott Vacation Club timeshare villas and private estate lots.
WCIT Architecture of Honolulu is the architect for both projects; the general contractor is Layton Construction of Sandy, Utah. Kaua‘i subcontractors working on the projects include Resort Construction Managers, Goodfellow Bros., Creative Partition Systems, Garden Island Pools & Spa and Glover Honsador.
Kumu Hula Kehaulani Kekua, who led the ceremony Thursday, and her team at the Kaua‘i Heritage Center researched the history of the area and provided guidance on the naming of roadways and sites at Kaua‘i Lagoons. They also helped create the “Hali‘a Lifestyles Gallery” for the exhibition of cultural art forms, practices and artifacts at the resort.
